Yes, I know. Technically, I think we're talking "WeHo Adjacent" here. This property is on the cul-de-sac portion of Westmount (the larger spur, not the smaller one coming off La Cienega), and the WeHo boundary - I believe - cuts through Westmount in that area.

In any case, I thought this would be an interesting base case. We've been seeing - and predicting - 2004 rollbacks to be hitting the market. The description doesn't seem to indicate any major upgrades to the property since the 2004 sale, so this could be a nice comparison.

Despite the not-technically-WeHo-address, the house is in a nice area and looks to be in good shape. We can debate the merits of being a block from La Cienega, but given that you're a few lots from the end of the cul-de-sac, at least you're not bounded by a parking lot, like the properties at the end.

This RELISTED property--such details are not readily offered up in close-to-the vest, close-to-the chest WEHO-- was asking $1,249K last November. It actually is located in the city of WEHO as are all the other homes on Westmount leading up to the end of the cul-de-sac. On the other side, beyond the newly constructed WALL, is the city of L.A.

Before the Wall came, the street ended with several short concrete columns that prevented cars from getting through but allowed a pedestrian or bike passage. Now, nothing can get through the Wall. It's a complicated, murky history regarding the Wall's establishment with the city of WEHO not fond of discussing the matter (it may have actually lost some land in the debacle). Remember hearing a nearby LA business owner had enough pull to WALL off the street and make more parking for himself. (The last time I looked the street sign off LaCienega in LA reads WESTMONT, not WESTMOUNT like in WEHO).

Re this 435 property, its pricing still seems overly optimistic--just like the property directly along the Westmount Wall at 421, which was a REO sold for $860K in Feb. 09. Quickly renovated with a large shady front yard tree extirpated -- so much for the greening of WEHO -- it's now asking $1,095K (down from the original $1,195K), also too much for these times.
